For coastal homes, exterior doors are not just access points. They are part of the building envelope. When a door fails during a storm, internal pressure can rise sharply, increasing the load on the roof, windows, and garage doors.

Why fall storm prep should focus on doors

The Atlantic hurricane season officially runs from June 1 through November 30, according to the National Oceanic and Atmospheric Administration, which puts the climatological peak at September 10 with most activity between mid-August and mid-October. NOAA data shows that nearly all major-hurricane days fall in August through October, which is why the strongest landfalling storms cluster in that window.

Doors deserve special attention because they sit in high-pressure zones. Front entries, patio doors, and side service doors can face different wind loads depending on wall location, roof height, and exposure. The American Society of Civil Engineers’ ASCE 7 standard is commonly used to calculate design wind pressures for buildings, including openings.

A typical residential exterior door is about 36 inches wide by 80 inches tall. That gives a storm more than 20 square feet of surface to push against. At 50 pounds per square foot of pressure, that single door assembly must resist roughly 1,000 pounds of force.

Impact-rated doors are tested as complete systems. The slab, frame, glass, hinges, lockset area, sill, anchors, and installation method all matter. A strong slab in a weak frame is not an impact-rated assembly.

What makes an impact door different from a standard exterior door

A standard exterior door may keep out rain during everyday weather, but storm performance is measured differently. Impact products must resist both missile impact and cyclic wind pressure. In Florida’s High-Velocity Hurricane Zone, products are commonly tested under TAS 201, TAS 202, and TAS 203 protocols.

TAS 201 is the impact test. For large-missile testing, a 2-by-4 piece of lumber weighing about 9 pounds is shot at the product at 34 miles per hour. TAS 203 then subjects the assembly to repeated positive and negative pressure cycles to simulate gusting winds after impact.

Laminated glass and reinforced panels

Many impact doors use laminated glass. The glass may crack when struck, but the interlayer helps keep the opening covered. Common interlayers include polyvinyl butyral or ionoplast materials, bonded between layers of glass.

Solid impact-rated doors may use fiberglass, steel, aluminum, or reinforced composite skins. The important label is not the material alone. Look for a tested design pressure, a product approval number, and a stated impact rating.

Frames, anchors, and thresholds

The frame is often the weak point in older coastal homes. Impact door frames usually require closer anchor spacing than ordinary replacements. In many approvals, screws or structural anchors are placed 6 inches from corners and then every 12 inches to 16 inches along the jamb, though the exact pattern must match the manufacturer’s approval.

Thresholds matter because wind-driven rain can enter beneath the slab. A raised sill, proper sweep, and sealant at the pan area are small details that prevent water from reaching subflooring.

Codes, labels, and approvals to check before ordering

In coastal regions, the door you buy should match the wind zone where your home sits. FEMA’s guidance on protecting building openings emphasizes that windows, doors, skylights, and garage doors must be protected against windborne debris in hurricane-prone regions.

Do not rely on vague phrases like “storm resistant” or “heavy duty.” Ask for a product approval or certification that names the exact model, size, glass type, frame type, and design pressure. In Florida, that often means a Florida Product Approval number or Miami-Dade Notice of Acceptance for HVHZ areas.

Design pressure is shown as positive and negative pressure, such as +50/-50 psf or higher. Positive pressure pushes the door inward. Negative pressure pulls it outward. Coastal corner zones and upper floors may need higher ratings than protected walls.

A permit may be required for replacing an exterior door because the opening is part of the building envelope. Permit review also helps confirm that the selected door and installation details match local wind requirements.

Look for daylight around the slab. Even a 1/8-inch gap can admit wind-driven rain when gusts push water horizontally. Replace torn sweeps, compressed weatherstripping, and cracked caulk at brickmold or trim.

Hardware details that matter

Hinges should have screws long enough to reach framing, not just the jamb. On many replacements, at least one screw per hinge should be 3 inches long, provided it matches the manufacturer’s installation requirements and does not interfere with the door’s rating.

For double doors, the inactive leaf needs secure top and bottom bolts. Surface bolts that slide into shallow trim pieces are not the same as bolts engaging the header and threshold structure.

Water-entry trouble spots

Threshold corners are common leak points. Wind-driven rain can travel under the sill if there is no sill pan, back dam, or compatible sealant. On tile or concrete entries, leaks may appear several feet inside from the actual opening.

Patio doors need clean weep holes. If the track is clogged with sand, leaves, or salt residue, water can back up and spill into the room during prolonged bands of rain.

Installation details that affect storm performance

A hurricane-rated label does not guarantee field performance. The tested assembly must be installed according to its approval, including anchor type, spacing, embedment depth, and substrate. A door anchored into wood framing is not installed the same way as one anchored into filled concrete block.

For masonry openings, fasteners often need minimum embedment of about 1 1/4 inches to 1 3/4 inches, depending on the approved anchor. For wood framing, the fastener must penetrate solid framing, not only shims or trim.

Shimming is not cosmetic. Shims keep the frame square and prevent screws from bending the jamb. The gap between frame and rough opening is commonly about 1/4 inch to 1/2 inch per side, then sealed and insulated as required.

Expect a professional impact door replacement to take about half a day to one full day per opening when no structural repair is needed. If rot, termite damage, or out-of-square framing is discovered, the opening may need carpentry repair before the door can be set.

Budget and timing before the next named storm

A typical installed impact-rated single entry door often falls between $2,500 and $6,500, depending on size, glass area, frame material, hardware, and local permit requirements. Custom double doors, arched tops, and large impact glass systems can take longer because they are not always stocked.

Lead times tighten in September and October after forecast activity increases. Standard sizes may be available in days, while custom coastal-rated doors can take 4 to 10 weeks. Permit review can add several business days in many coastal municipalities.

If you cannot replace every opening this season, prioritize doors by exposure. Start with the largest glass openings, doors facing open water, and doors on corners of the home. Corner zones typically experience higher wind pressures than the middle of a wall under ASCE 7 calculations.
